Tips For Selling in Today's Market

With the market slowing in many areas, sellers are having to do more to sell than they have had to over the past few years. While the market was in an upturn, sellers had to do little more than post a sign in the yard to get a full-price offer. Many investors purchased property hoping to catch that "sales wave" only to find they got in too late. Landlording-Finding & Managing Tenants Part II

Eviction can be a tricky business. It is not fun, and there is liability if not done properly. That is why my advice is to have an attorney execute the eviction for you. There are so many things to be done, and they must be done to the letter. If they are not done to the letter, you may be open to a lawsuit. When I begin an eviction, I stop talking to the tenant, and let the attorney handle it. I tell the tenant, "We warned you, and gave you plenty of chances. I have turned the matter over to the collection department, and it is out of my hands now". The tenant still lives there, and if you enter the property for any reason, you could be violating the law. The only one that can physically remove them from the property, in most states, is the sheriff. More...
